Los Angeles requires large existing buildings to benchmark and disclose their energy and water performance. That turns cooling load from an operating annoyance into a number with your building's name on it — and it changes which efficiency measures are worth considering, because now schedule matters as much as savings.
Where the cooling load comes from
Where a building is mostly glass, what arrives through the windows is among the largest single drivers of its cooling demand. Sun strikes the pane, the energy passes inside, and the plant spends the afternoon removing heat that nobody was billed for on the way in.
The governing figure is the solar heat gain coefficient — the fraction of solar energy that gets through the glass. Clear single-pane sits around 0.8, and much of Downtown's older stock isn't far off it. A well-specified solar control film pulls that number down substantially without touching the glazing itself.
Why schedule is the deciding factor
Compare the realistic options for improving a building envelope. Replacing curtain wall glazing is a multi-quarter capital project involving design, procurement with long lead times, staging or swing access, and significant tenant disruption. Mechanical upgrades are similar in scale.
Film is measured in nights. A full elevation on a mid-size building can be completed in a matter of weeks of after-hours work, from the interior, with no permit, no scaffolding, and no tenant relocation. When there's a fixed date attached to a reported number, the measure you can actually finish beats the measure with the better theoretical performance.
Getting a number you can trust
A percentage offered before anyone has been inside the building is a guess. A proposal worth reading shows how it got there:
- Glass area taken off per elevation, with aspect and existing construction recorded.
- Manufacturer solar heat gain, light transmission, and infrared figures for the precise product proposed.
- Solar heat gain modelled before and after on the units in your building.
- A thermal stress result clearing the product against your specific glazing.
That last one is not optional in Downtown specifically, because so much of the stock is already body-tinted. Bronze and grey glass runs hot by design, and an absorptive film on top of it is the most reliable way to crack a pane and void a glazing warranty in one step.
What the documentation should include
For a reported building, the paperwork matters nearly as much as the performance. We provide the manufacturer's published performance data, a per-elevation record of what went where, and the before-and-after SHGC figures for your glazing — the same data package an energy consultant would ask for.
It's included whether or not you end up filing anything, and it's formatted so a consultant or building engineer can use it directly rather than reconstructing it from invoices later.
